Modular and prefabricated buildings
One design. Every site.
Modular and prefab construction is now mainstream, for homes and commercial buildings alike, and the ABCB has published a handbook on how it meets the NCC. One design may be built in a factory in one state and placed in many climate zones, orientations and states. We set up its energy compliance so it works wherever it lands.
01What’s different
A building is designed for one site. A module, for many.
A site-built building is assessed once, for its own site. A modular design, whether a home, a classroom or a workforce camp, is repeated across many sites, each with its own climate zone, orientation and state rules, and much of it is built before the site is known. Compliance has to be planned for the whole range, not just the first order.
Every orientation
We test the design in each orientation it may face, and find the specification that passes in all of them.
OrientationEvery climate zone
The same module behaves very differently in the tropics and in Tasmania. We map which climate zones each specification covers.
ClimateEvery state
A module built in one state and installed in another must meet the rules where it is installed, including that state’s variations.
VariationsJoins and frames
Module joins and frames are where heat finds a way through. Our two-dimensional modelling shows how much, and how to detail it.
Thermal bridgingEmbodied carbon
A life cycle assessment of the module design to EN 15978, done once for the whole range, shows its embodied carbon and where the materials can cut it.

02What we deliver
Homes and commercial. Every route.
Modular homes, and modular commercial buildings, through whichever compliance route suits the design, from our own accredited assessors and building physicists.
NatHERS and Whole of Home
Ratings for every design, and for each site as orders come in, most within one business day of complete plans.
Section J, every method
From Deemed-to-Satisfy reports to J1V3 modelling, for modular classrooms, clinics, offices and accommodation.
Performance Solutions
When a standard route penalises how modules are built, H6V2 or J1V3 tests the design as a whole.
03How we work
Set up once. Compliant on each site.
The work is front-loaded. Once the range is set up, each new order needs only its own site assessment.
- 01
The range
Your designs, the building types and regions you sell into, and how the modules are built and joined.
- 02
Every orientation
Each design tested in each orientation and climate zone it may meet.
- 03
One specification
The specification that passes everywhere you sell, or a short set of options by region.
- 04
Each site
Compliance for each site as orders come in, with most home ratings back within one business day of complete plans.
04Who we work with
From the factory floor to the final site.
Modular builders and manufacturers
Designs set up to comply across your whole market, and fast compliance for each order.
Developers
The energy pathway settled before the modules are built.
Architects and building designers
Orientation and climate tested at concept stage, while the design is still yours to change.
Building surveyors and certifiers
Submissions that show how each site complies, with every assumption in writing.
